Rent that builds something
With a standard lease, rent stops being yours once you pay it. On a HomeStake lease, part of every on-time payment is credited toward buying the home you live in. You also get a locked purchase price and benefits most renters don't.
How it works
You rent the way you already do. The difference is in what each payment does for you.
Tell us about your situation. We look at more than your credit score, including steady income and rental history.
Choose a HomeStake home and sign a lease with the equity share and purchase price written into it.
Each on-time payment adds to your purchase credit. Your rent history is also reported to credit bureaus.
At the end of the term you can buy at the locked price with your credit applied, or walk away with no penalty.

The advantages
A fixed share of every on-time payment is credited toward buying your home.
Your option price is written into the lease from day one, so later market increases don't affect it.
On-time rent is reported to credit bureaus, which helps you qualify for a mortgage.
We help you with budgeting, savings goals and getting ready for a mortgage throughout your lease.
Major repairs are handled for you while you rent, so you're not surprised by big costs before you own.
You don't have to buy. If your plans change, you can leave at the end of the term.

Questions
Rent is set at the local market rate for each home. The equity credit comes from that rent and isn't added on top. Every listing shows the exact terms.
The credit is applied only if you buy the home. If you decide not to buy, you still keep a record of on-time payments reported to the bureaus and the coaching you received. Your lease describes exactly what happens to the credit, so please read it before you sign.
No. We consider stable income and rental history together with your score. A lease is often a good fit for people who are close to qualifying for a mortgage but not there yet.
Only on-time payments earn equity credit. If you're having trouble paying, contact us early so we can work through options with you.
No. HomeStake provides housing, not financial or legal advice. We encourage you to review your lease with an independent advisor before signing.
